• While we suggest a certified professional undertake any major repairs, there are some steps you can take to maintain your door. They are:
• Periodically lubricate your garage or overhead door track, hinges and springs. Call us to determine the best methods for lubricating your specific door.
• Clean the frame’s weather stripping with vinyl cleaner and lubricate it from time to time with an appropriate product to keep the stripping pliable.
• Inspect the springs, cables and rollers every six months and call us to replace any that are worn or broken, or call us and have us replace them.

• A garage door opening represents a large opening in your home’s thermal barrier. Insulated doors help reduce the impact of outside air temperatures, thus reducing the amount of energy required to cool or heat your home. Insulated doors also reduce noise from the exterior of your home.

• Since 1994, automatic garage door openers are required to have infrared beams on either side of the door, six inches off the ground. Make sure that the lenses on each are clean and unobstructed. Test them by beginning to close the garage door and placing an object in their path. The door should pause, and some models will open up fully again.
• If your garage door lacks this safety feature, replace the opener with a new, safer one that’s properly adjusted and complies with government standards.

• The average garage door system has a lifespan of about 15 – 30 years. However,only considering the number of years does not tell the full story.
• Each garage door has what is called a torsion system;tracks, rollers, and cables, that are all individually rated for a different number of usage cycles. What is a usage cycle?It’s simply one opening and closing of the door. The average garage door is operated around 1,000 times per year (3-5 cycles/day). Torsionsystems, for example, usually have a cycle life of 10,000-20,000 cycles, meaning they can last 10 to 20 years (or longer).
• The number of cycles you use in a particular year will be determined by your individual behavior — whether you or your family enters the house through the garage, parks your cars in the garage, or uses the space for storage.
